BOOKING TERMS AND CONDITIONS

Please carefully review these terms and conditions before completing your booking.
By confirming your reservation through our website or any affiliated booking platform, you acknowledge that you have read, understood, and agree to these terms.

  • Booking and Payment:

    • To secure a booking more than 30 days in advance, you may choose to pay either:

      • In full at the time of booking, or

      • In two instalments: a £200 deposit at the time of booking, and the remaining balance due 30 days before arrival.

    • For bookings made less than 30 days before arrival, full payment is required at the time of booking.
    • A booking confirmation will be emailed to the lead booker within 24 hours.
    • Lead Booker

        • The lead booker:

          • Must be over 18 years of age and where there are age restrictions in place for the property, responsible for declaring all members of your party is of appropriate age.
          • Is responsible for the accuracy of the booking, all payments, amendments, and cancellations;
          • Consents to the use of booking information in accordance with our Privacy Policy and
          • Accepts these terms and conditions on behalf of all guests named in the booking.
          • Final Payments:
            • If paying in instalments, the remaining balance must be paid no later than 30 days before your stay.
            • A reminder and payment link will be sent by Foreland Cottages before the due date.
            • Failure to pay the remaining balance by the deadline will result in automatic cancellation and forfeiture of any amounts paid. 
            • Guest Damage Protection Insurance (Waivo)

              • From 1st November 2025, each booking includes Guest Damage Protection Insurance provided by Waivo, replacing traditional refundable damage deposits.

                • A £26 non-refundable insurance fee is automatically added to the total booking cost and paid by the guest.
                • The policy provides up to £1,000 of cover for accidental damage to the property or its contents caused by guest acts or omissions.
                • Waivo, not Foreland Cottages, determines claim eligibility, damage assessment, and reimbursement.
                • Foreland Cottages administers and coordinates claims on behalf of property owners.
                • This cover does not apply to theft, intentional damage, normal wear and tear, or excluded circumstances listed in the full Waivo terms available here:

                By confirming your booking, you agree to the inclusion of this non-refundable insurance fee.

            • Check-in and Check-out:
              • Check-in: from 4:00 PM on the day of arrival.
              • Check-out: by 10:00 AM on the day of departure.
              • Early check-in or late check-out may be available on request and may incur additional fees (dependant on times requested).
            • Property Access Information:
              • Access details will be provided five (5) days prior to arrival, subject to full payment having been received.
            • Property Use and Responsibilities:
              • Properties are provided solely for residential and holiday use by the named guests.
              • Guests must keep the property clean and tidy, following the information provided in the guest handbook.
              • Any breakages, damage, or loss must be reported to Foreland Cottages immediately.
              • The maximum occupancy and any restrictions (including pets) must not be exceeded.
              • Parties, events, or disruptive behaviour are strictly prohibited.

            • Occupancy and Guests:
              • Properties are provided solely for residential and holiday use by the named guests.
              • Guests must keep the property clean and tidy, following the information provided in the guest handbook.
              • Any breakages, damage, or loss must be reported to Foreland Cottages immediately.
              • The maximum occupancy and any restrictions (including pets) must not be exceeded.
              • Parties, events, or disruptive behaviour are strictly prohibited.
            • Pets:
              • Pets are only permitted where stated in the property listing.
              • ‘Pets’ is limited to dogs only. If an alternative pet is required to stay, prior permission must be granted via Foreland Cottages prior to booking.
              • The maximum number of pets per property is shown in the listing and must not be exceeded.
              • Any unauthorised pets or exceeded limits may incur additional charges.
              • Requests for other animals require prior written approval.
            • Babies and Children:
              • Some properties may not be suitable for babies or young children. Please check property descriptions carefully.
              • Baby equipment (e.g., cot or highchair) is supplied only where listed and subject to availability.
              • None of the properties include fixed baby gates; portable gates may be brought by guests.
            • Smoking:
              • Smoking is strictly prohibited inside all properties.  Designated outdoor smoking areas may be indicated in property information.  Failure to comply may result in additional cleaning fees.
            • Special Requests:
              • Please submit any special requests at the time of booking. Foreland Cottages will do its best to accommodate reasonable requests but cannot guarantee availability or provision of specific items.
            • Cancellation, Amendments and Refunds
              • Cancellation more than 10 weeks before arrival: Forfeit of £200 deposit.
              • Cancellation within 10 weeks of arrival: 100% of booking value payable.
              • Date amendments (same property, same calendar year) may be possible 10 weeks or more before arrival for a £25 fee, subject to availability and price difference.
              • In cases of extreme weather or travel disruption, standard cancellation terms apply.
              • If a property becomes unavailable (e.g., flood, fire, essential maintenance), Foreland Cottages will offer an alternative stay or refund all monies paid. No further compensation will be due.
              • Refunds (where applicable) will be processed within ten (10) days of confirmation.
              • If paid using currency other than GBP, Foreland Cottages cannot guarantee the same exchange rate.
              • Guests are strongly advised to obtain travel insurance covering illness, cancellation, and unforeseen events (including COVID-19).
              • If you need to cancel your reservation at any time, please notify Foreland Cottages as soon as possible (enquires@forelandcottages.com). 
                        • Liability and Insurance:
                          • Guests are responsible for their personal belongings during their stay.
                          • Foreland Cottages acts solely as a booking agent on behalf of property owners.
                          • The contract for the provision of accommodation is between the guest (hirer) and the property owner, not with Foreland Cottages.
                          • Neither Foreland Cottages nor the property owner accepts liability for any injury, loss, or damage suffered by guests except where caused by proven negligence or failure to meet legal obligations.
                          • Guests must adhere to all safety information and property guidance.
                        • Complaints and Disputes:
                          • Any issues arising during your stay must be reported immediately to Foreland Cottages (enquiries@forelandcottages.com) to allow a prompt resolution with the property owner. We aim to respond within one (1) business day.
                          • Guests agree to attempt to resolve disputes amicably before considering legal action.
                          • Agency Arrangement:
                            • Foreland Cottages Ltd acts as an agent for property owners in arranging short-term holiday lettings.
                            • The booking contract becomes effective once full payment is received and written confirmation is issued by Foreland Cottages.
                            • While we take reasonable care to ensure accuracy of listings, we cannot be held responsible for property defects or inaccuracies beyond our control.
                            • We will liaise with owners to address any concerns raised during or after a stay.
                                • Changes to Terms and Conditions:
                                  • Foreland Cottages reserves the right to amend these terms at any time. Any updates will take immediate effect upon posting on our website and will apply to all future bookings.
                                • Guest Responsibilities:

                                  • Guests agree to:

                                    • Treat the property with care and respect;
                                    • Leave it in a clean and tidy condition;
                                    • Not exceed maximum occupancy or pet limits; and
                                    • Report any damage or issues promptly to Foreland Cottages.

                                  By confirming your reservation, you acknowledge that you have read, understood, and agreed to these terms and conditions.
