Vibrant, characterful bedrooms contrast with calm coastal living spaces, and a south-facing mature garden that becomes the heart of the stay the moment the sun appears. Inside, two generous bedrooms — a super king and a double with ensuite — sit alongside a spacious open-plan living area with two vintage reupholstered Ligne Roset sofas, French doors opening to the garden and a reading nook that is very difficult to leave. The kitchen is properly equipped — Smeg fridge, Le Creuset, KitchenAid mixer and Falcon dishes — for guests who want to cook properly rather than just get by. The garden room offers a quieter retreat — a day bed for afternoon reading, a Peloton for those who want to keep moving and a pop-up desk for anyone working remotely. The garage holds the full-size ping pong table and garden beanbags.
The beach is a three-minute walk via the private bridleway that gives the cottage its name — Kingsdown beach is one of the quietest and most unspoiled on the Kent coast. The Zetland Arms sits practically on the shore. The coastal path to Deal and St Margaret’s Bay starts from practically the front door. And the whole place has a quality of quiet that is increasingly hard to find.

Garden & Outside -> South-facing mature private garden with outdoor sofa and dining. Garden room with day bed, Peloton bike and pop-up workstation — equally good for yoga, reading or a focused work session. Garage with full-size ping pong table.
