The Coach House is a beautifully restored holiday cottage in Deal, Kent, where centuries of history meet relaxed coastal living.   Restored in 2024 and set within the grounds of Berkeley House, a Grade II listed property dating back to the late 17th century, this unique retreat blends historic character with contemporary comfort.

Inside, original features tell the story of the building’s past,  from old fireplaces and bread ovens to traditional water pumps thoughtfully preserved alongside bright, welcoming interiors. The cottage kitchen forms the heart of the home, offering a warm and inviting space to cook, gather and a generous breakfast table invites long, unhurried mornings together.

Upstairs, wooden beams and beautifully curated furnishings create a calm and atmospheric living space, along with a spacious master bedroom designed for rest and relaxation. A cosy children’s bunk room makes the cottage equally suited to small families exploring the Kent coast.

Perfectly positioned between Deal and Walmer, guests are just a short stroll from the beach, the historic seafront and Deal’s vibrant high street filled with independent shops and cafés. The nearby landscapes of Betteshanger Park also offer wonderful walking and cycling routes.

Rich in history yet wonderfully comfortable, The Coach House is a place to slow down, recharge and experience the charm of the Kent coast.

Ground Floor:  Front door to Kitchen with oven and grill, hob, microwave, kettle, toaster, coffee machine, Smeg fridge/freezer, dishwasher, washing machine and dining table seating 4 with original period features throughout.  Door to lower bedroom with one bunk bed comprising of two single beds (reinforced for older guests), chest of drawers and seating. Cupboard to ironing board and iron.  

Stairs to: First Floor and hallway with doors to: Living room with three seater sofa and two chairs, smart TV, desk, soft furnishings and games.  Bathroom with walk in double shower, basin and toilet.  Master bedroom with super king bed, wardrobe, chest of drawers, hairdryer and soft furnishings.

Outside:  Wooden gates to courtyard offering off road parking and electric car charger.   A bistro table is also provided for morning coffee in the courtyard.

Key Note:  The Coach House is on site to Berkeley House. The Coach House is on one side of the courtyard, Berkeley House is on the other side of the courtyard (side view only). The entrance to Berkeley House is to the rear of the property and not in sight of The Coach House.  The Coach House welcomes babies and children over 3.  It is not suitable for toddlers and early walkers.
